Aldar has launched Yas Riva Reserve, a new gated villa community on the northeast waterfront of Yas Island, Abu Dhabi.
The project will include 292 four-, five- and six-bedroom villas. Of these, 45 homes will have direct waterfront access and the option to add a private pontoon for boat mooring. Sales are scheduled to open on 26 September 2026.
The launch price is reported at AED 8.5 million, while Aldar’s initial announcement listed a starting price of AED 7.9 million. Buyers should confirm the final launch price and unit-level pricing with Aldar at the time of purchase.
Yas Riva Reserve is designed for buyers who want a large private villa but still want easy access to Yas Island’s entertainment, retail, schools and leisure facilities.

The project is also directly opposite the original Yas Riva, which Aldar launched in 2024. That first project is now under construction. Yas Riva Reserve is a separate community with its own villa collection and masterplan.
Why Yas Riva Reserve is Different?
The biggest difference is the balance between waterfront access and the wider Yas Island lifestyle.
Yas Riva Reserve is not a high-rise waterfront development. It is a villa community with private homes, landscaped areas and family facilities.
There are 292 villas in total, which gives the project a clear low-density residential character. More importantly, only 45 villas sit directly on the waterway.
That means waterfront homes represent roughly 15.4% of the total community.
This is an important number for buyers.
A waterfront villa and an internal villa may have the same bedroom count but offer very different experiences. The waterfront position can also affect pricing, privacy, views and future resale demand.
The 45 waterfront homes will have the flexibility to include a private pontoon. This gives boat owners a feature that is not available across the wider villa collection.
A New Bridge Changes the Location Story
One of the more important parts of the project is not inside the villa itself.
A new bridge will connect Yas Riva Reserve directly with Yas Island. Aldar says the bridge will also create an additional entry point to the island.
That connection matters for everyday residents.
Yas Island has a large concentration of attractions and services. Residents will be close to Yas Mall, SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi and Yas Marina Circuit.
The wider area also includes residential communities such as Yas Acres and the original Yas Riva.
For families, access to schools, parks, retail and hospitality venues is also important. The bridge is therefore more than a design feature. It forms part of the project’s daily road connection with the rest of Yas Island.
292 Villas Across Three Bedroom Types
Yas Riva Reserve will offer only large villas.
The choices are:
- 4-bedroom villas
- 5-bedroom villas
- 6-bedroom villas
This gives the project a clear family-home focus.
Aldar has not yet published the full public breakdown of how many villas will be offered in each bedroom category. Villa sizes, plot areas and the detailed price list should therefore be checked against the official sales documents before making a purchase decision.
The starting price gives buyers an initial entry point, but it should not be used as a proxy for the cost of every villa.
A waterfront villa with a larger plot can command a different price from an internal villa. The same applies to views, orientation, location near parks and other plot-specific features.
Family Amenities and Community
The masterplan places strong attention on outdoor space.
Yas Riva Reserve will include linear parks, pocket gardens and landscaped open areas. These spaces are intended to support walking, outdoor activity and social interaction.
The community will also include:
- Community clubhouse
- Swimming pool
- Indoor and outdoor fitness areas
- Children’s play areas
- Sports courts
- Padel courts
- Community retail
- Mosque
The clubhouse is planned with social, leisure and study areas.
This is useful for a family community because residents do not have to rely entirely on the attractions outside Yas Riva Reserve for recreation.
The internal layout also gives the project a different feel from a villa compound where homes are arranged mainly around roads.
Waterfront Living With Yas Island Access
The location creates an interesting mix.
The community sits beside the water, but it remains closely linked to one of Abu Dhabi’s major leisure destinations.
That combination can appeal to buyers who want a quieter home environment without giving up access to restaurants, shopping, entertainment and family attractions.
Yas Island already has a strong residential base. The addition of another large villa community expands the choice available to buyers looking for standalone homes.
The project also sits within a broader cluster of Aldar communities. Yas Acres and Yas Riva are nearby, while the island continues to add entertainment, hospitality and residential offerings.
How Yas Riva Reserve Compares With Yas Riva
The names can cause confusion.
Yas Riva Reserve is not the same project as Yas Riva.
Aldar launched the original Yas Riva in 2024. That project has 151 villas and is currently under construction. Yas Riva Reserve is the newer community with 292 villas. It sits opposite the original Yas Riva and will have a new bridge connection to Yas Island.
The difference in scale is significant.
Yas Riva Reserve will have 141 more villas than the original Yas Riva. That is about 93% more homes than the first project.
Yet the Reserve project keeps a strong waterfront element through its 45 direct-waterfront villas.
For buyers comparing the two, the key points to check are villa size, plot size, waterfront position, views, access, price and payment terms.
Is Yas Riva Reserve an Investment or End-User Project?
The answer depends on the buyer’s objective.
The project has several characteristics that may appeal to end users. These include large villa layouts, a gated setting, family amenities, waterfront options and access to Yas Island.
For investors, the analysis needs more work.
The purchase price, expected rental income, service costs, holding period, resale liquidity and future villa supply all affect the investment case. A waterfront villa may also behave differently from an internal villa because the buyer pool and pricing can differ.
This is why the headline starting price alone does not tell the full investment story.
Final Thoughts on Yas Riva Reserve
Yas Riva Reserve adds 292 large villas to the Yas Island residential market. Its most distinctive feature is the combination of a gated villa setting with direct waterfront options.
The numbers are clear.
There are 292 villas, only 45 waterfront homes, three bedroom categories and a reported starting price of AED 8.5 million. Sales are scheduled to begin on 26 September 2026.
For buyers, the real comparison will come down to the individual villa rather than the project headline.
Plot position, waterfront access, built-up area, privacy, views and price can create large differences between units.
Yas Riva Reserve is therefore worth assessing at the villa level. The broader Yas Island location adds another layer, with major attractions, retail, schools, hospitality and residential communities all within the wider destination.
For a family seeking a large villa on Yas Island, the project offers a clear combination of private residential space, community facilities and waterfront access.
