Wadeem Gardens by Modon is a new villa community on Hudayriyat Island, Abu Dhabi, offering 4, 5 and 6-bedroom homes across three gated villa clusters. The project combines private residential space with access to a wider district planned around retail, education, healthcare, sport, leisure and waterfront facilities.
The project starts at AED 8.7 million for a 4-bedroom villa. The 5-bedroom option starts at AED 10.2 million, while 6-bedroom villas start at AED 11.6 million. Handover is scheduled for Q2 2031.
The timing is also significant. Abu Dhabi’s residential market recorded AED 70.4 billion in residential unit sales in H1 2026, with off-plan transactions accounting for 89% of sales value. Hudayriyat Island itself recorded AED 19 billion in residential sales value, equal to 27% of the emirate’s residential sales value during the period.
That puts Wadeem Gardens inside one of Abu Dhabi’s most active residential locations at a time when the emirate is seeing strong demand for new homes.
What is Wadeem Gardens?
Wadeem Gardens is the villa project of the wider Wadeem development on Hudayriyat Island.
The project is organised into three gated residential clusters. Buyers can choose between 4, 5 and 6-bedroom villas, with Contemporary Arabic and Modernist façade options. The homes are designed as part of a planned neighbourhood rather than as isolated standalone properties.
This distinction matters.
The purchase is not only about the villa’s floor area or bedroom count. Residents will also be part of a much larger district containing everyday services and leisure facilities.
Modon’s project includes a 2.3-kilometer-long spine, six clubhouses, an arena, an office park, a healthcare center, a waterfront promenade, retail and dining facilities, two international schools, and a cinema.
Wadeem Gardens payment plan
The published payment structure is 25/75.
The initial payment is 5%. Buyers then make four further 5% instalments at months 8, 14, 20 and 48. This brings the amount paid to 25%. The remaining 75% is due at month 54, with the published schedule placing that milestone in April 2031.
The structure is important because most of the purchase price is deferred toward the final stage.
- For a villa starting at AED 8.7 million, the initial 5% equals AED 435,000.
- For the AED 10.2 million 5-bedroom villa, 5% equals AED 510,000.
- For the AED 11.6 million 6-bedroom villa, 5% equals AED 580,000.
These calculations are based on the published starting prices. Actual payment amounts will depend on the final contracted price.
Modon also states that the 75% balance may be financed through an off-plan mortgage, subject to lender approval, eligibility and applicable terms.

This changes the way the location should be evaluated.
A villa community with schools, healthcare, retail, workplaces and leisure facilities nearby can reduce the need for residents to leave the district for everyday requirements.
That does not mean every facility will be operational at the same time as the villas. Buyers should check the delivery schedule for individual amenities before making a purchase decision.
Wadeem Gardens and the wider Wadeem development
It is useful to distinguish Wadeem Gardens from the wider Wadeem development.
Modon launched Wadeem in July 2025 as its first residential plots release on Hudayriyat Island. That release included more than 1,700 plots, with space for four- to six-bedroom villas. The plots were intended for buyers who wanted to design and build their own homes.
Wadeem Gardens is different.
Here, buyers are purchasing villas within a defined residential product rather than purchasing an empty plot and creating a completely bespoke home.
That distinction is important when comparing the two offerings. One is centred on plot ownership and self-build flexibility. The other provides a developer-delivered villa product.

The original Wadeem release was registered by ADREC as a residential plots project. Its official project record describes the development as residential plots with community amenities including a mosque, parks and community centre.
For buyers, the decision comes down to the amount of control they want over the home and the level of construction involvement they are prepared to manage.
Abu Dhabi market context in 2026
The broader market provides important context for the launch.
ADREC recorded AED 117 billion in total Abu Dhabi real estate transactions during H1 2026, up 112% year on year. Transaction volume increased 61.7%. Sales transactions alone reached AED 86.1 billion across 16,838 transactions.
Residential sales were particularly strong.
ADREC recorded AED 70.4 billion in residential unit sales in H1 2026, compared with AED 25.3 billion during H1 2025. Off-plan transactions represented 89% of residential sales value and 82% of deals.
Villa resale prices also increased. ADREC reported a 12% year-on-year increase in villa repeat-sale prices during H1 2026. New villa lease prices rose 9% across the emirate and 16% within investment zones.
