Wynn Al Marjan Island in Ras Al Khaimah has introduced two of its most exclusive accommodation options: the Mayfair Apartment and Paris Apartment. The two residences sit within Enclave, the private accommodation section at the upper levels of Wynn’s 70-storey tower.
Each apartment covers about 1,460 sq m, or roughly 15,715 sq ft, with seven bedrooms and dedicated private services. The announcement adds another high-end component to a resort that is scheduled to open in September 2027.
Two Large Apartments at the Top of Wynn Al Marjan Island
The Mayfair and Paris Apartments occupy the uppermost part of Wynn Al Marjan Island. Their size puts them closer to private luxury residences than conventional hotel suites.
Both apartments have seven bedrooms. They also include private bars, dining areas and several spaces designed for entertaining. Guests can receive dining and spa services within the apartment, limiting the need to use shared resort facilities.

The two apartments are also different in their design direction. The Mayfair Apartment was created with Anouska Hempel Design of London, while the Paris Apartment was developed with Pinto of Paris. Wynn Design & Development is also part of the design team.
Mayfair Apartment Draws on London Residential Design
The Mayfair Apartment takes its design reference from London’s private residences. The approach is intended to give the apartment a residential character rather than the feel of a conventional hotel suite.
This matters because the apartment is designed for extended private stays and larger groups. Seven bedrooms provide the basic accommodation capacity, while private dining and entertainment areas support the rest of the living experience.
The location also gives the apartment a strong visual advantage. Its position high above the resort provides views towards the Arabian Gulf and the surrounding Ras Al Khaimah landscape.
Paris Apartment Takes a Collector-Led Approach
The Paris Apartment follows a different design direction. Pinto of Paris has created the interior around the idea of a private collector’s residence.
The design uses bespoke elements alongside selected pieces sourced from the wider art and design market. This gives the apartment a more individual character instead of following one uniform hotel design.
The difference between the two residences is important. Wynn is not simply offering two larger versions of the same suite. It is using separate design concepts to create distinct accommodation experiences within the same resort.
Enclave Adds a Private Layer to Wynn Al Marjan Island
The Mayfair and Paris Apartments form part of Enclave, which was introduced by Wynn in 2025 as a private section of the resort.
Enclave includes a separate arrival experience and private lobby. Guests use dedicated elevators to reach the accommodation floors. Wynn has also planned a private beach and pool area for Enclave guests.
The wider Enclave collection includes different accommodation formats, ranging from smaller suites to large apartments. Wynn previously announced two Royal Apartments, four garden townhomes and 10 Marina Estates as part of the resort’s wider accommodation mix.
This separation gives Enclave a different operating model from the main hotel. Privacy is a central part of the concept, while guests can still access the wider resort’s restaurants, entertainment and other facilities.
Wynn Al Marjan Island Is Taking Shape
The two apartments are being announced as the resort moves closer to completion. Wynn Al Marjan Island reached its structural topping-out milestone in December 2025. At that stage, the main tower had completed its structural frame, while interior work continued across the accommodation and public areas.
The resort covers more than 60 hectares and is planned to include 1,217 resort rooms, 297 Enclave suites, two Royal Apartments, four Garden Townhomes and 10 Marina Estates. It will also have restaurants, lounges, retail, a theatre, spa facilities, pools, a marina and a private beach.
The resort’s shoreline is also taking shape. Wynn recently announced its beach, lagoon and reef areas, including separate Resort Beach, Adult Beach and Enclave Beach environments. The shoreline extends for about 550 metres, while the offshore reef is planned at around 319 metres.
Impact on the apartment market in Ras Al Khaimah?
The Mayfair and Paris Apartments are relevant beyond the size of the residences. They add another high-value hospitality product to Al Marjan Island, an area that is attracting major hotel and residential investment.
Wynn’s development is also helping establish a higher luxury benchmark for Ras Al Khaimah. The resort combines a large-scale hotel operation with private accommodation, restaurants, entertainment, retail and waterfront facilities.
For the local property market, the wider impact will depend on how the resort performs after opening. Factors such as visitor numbers, hotel occupancy, branded residential demand and the performance of nearby developments will provide a clearer indication of its long-term market effect.
September 2027 Opening Remains the Key Date
Wynn Resorts currently expects Wynn Al Marjan Island to open in September 2027. The company has been building its management and operational teams as construction progresses.
For buyers and investors following Ras Al Khaimah, the opening date is an important milestone. It will provide a real operating environment for one of the emirate’s largest hospitality developments.
The Mayfair and Paris Apartments therefore represent one part of a much larger project. Their scale, seven-bedroom layouts and private services place them at the top end of Wynn Al Marjan Island’s accommodation offering. At the same time, their launch highlights how the resort is combining hospitality, design and private accommodation as it approaches its 2027 opening.
